Southern Gold Coast and Hinterland location-specific considerations:

Coolangatta and Tugun sit right on the Queensland/NSW border. Many residents in this cluster have a Tweed Heads or Northern Rivers address but consider themselves Gold Coast locals.

Salt air and ocean exposure: Coolangatta, Tugun and Currumbin Beach face direct ocean exposure on three sides. Midges and mosquitoes are still present but the bigger driver here is the lifestyle — open verandahs, large timber-framed openings and a strong preference for products that complement the mountain aesthetic rather than detract from it. Elanora as the residential anchor: Elanora is a well-established family suburb sitting between the coast and the hinterland, with a mix of older homes on larger blocks.
