Northern Gold Coast
The northern Gold Coast covers more ground, and more variety, than most people realise. The canal and waterfront suburbs from Labrador and Biggera Waters up through Runaway Bay, Paradise Point, Sovereign Islands, and into the gated estates of Hope Island and Sanctuary Cove are where wide stacker door living rooms open onto covered alfresco areas right on the water. Inland and further north, the growth corridor suburbs from Helensvale through Oxenford, Pacific Pines, Arundel, and up into Coomera, Upper Coomera, and Pimpama represent some of the highest volume of new residential construction in South East Queensland. Retention ponds, drainage corridors, and the vegetation belts built into master-planned estates all contribute to serious mosquito pressure from November through April.
Further north and west, the semi-rural communities of Ormeau, Ormeau Hills, Willow Vale, Kingsholme, Guanaba, and Wongawallan are acreage country. Homes here tend to have wider verandahs and more varied door configurations than the estate homes to the east, and the insect pressure from creek lines and paddocks is a different order of magnitude again. Out toward the bay fringe, communities like Jacobs Well, Woongoolba, Steiglitz, and Norwell are working with older housing stock, tidal flat mosquito populations, and in some cases the added complication of salt air off the bay.

The central Gold Coast is the most architecturally varied stretch of the city, and that variety shapes what the right screening solution looks like in each part of it.
Along the coastal strip, Mermaid Beach and Miami sit at opposite ends of the same spectrum: Mermaid is prestige beachfront, low-density, with high-end homes that demand a premium finish and components that can handle salt air and midge pressure off the ocean. Surfers Paradise and Broadbeach, dominated as they are by high-rise residential towers, present a different challenge again, balconies and sliding door configurations rather than alfresco slabs, but no less exposure to the coastal elements.
Inland from the beach, the canal suburbs of Broadbeach Waters, Mermaid Waters, Burleigh Waters, and Clear Island Waters follow a familiar pattern: established homes on canal frontage, covered alfresco or patio areas running off the main living zone, and consistent midge and mosquito pressure from the waterways.
Clear Island Waters, with its golf course estates and deep canal access, sits at the premium end of this cluster and the expectation of finish quality reflects that. Bundall, Benowa, and Ashmore are more conventionally suburban but no less in need of good screening; these are established family areas with older home stock that often has patio configurations and door frames that predate the bifold and stacker era.
Further south and inland, the master-planned communities of Robina and Varsity Lakes represent a housing cohort similar in character to the northern growth corridor estates, contemporary open-plan homes with covered alfrescos and standard sliding or stacker door configurations, though the stock here is generally a decade or more older than Coomera and Pimpama.
Carrara and Merrimac are centrally located and mixed in housing age, often overlooked in favour of the more prominent suburbs around them but consistently in demand for screening work. Up into the hinterland fringe,
Nerang, Highland Park, Worongary, Mudgeeraba, Tallai, Reedy Creek, Gilston, and Advancetown shift the conversation toward elevated acreage properties, older home configurations, wider verandahs, and the kind of insect pressure that comes from the Nerang River valley and the vegetation of the foothills. Salt air is not the concern up here; mosquitoes, flies, and getting genuine use out of a large outdoor space are.

Southern Gold Coast
The southern Gold Coast has a character that’s genuinely different from the rest of the city, and that shows up in the homes and the screening challenges they present. The coastal strip from Palm Beach down through Currumbin Beach, Tugun, Bilinga, and into Coolangatta, Kirra, and Rainbow Bay is surf country in the truest sense: a mix of older beach houses that have been here since the 1970s, newer knockdown rebuilds with contemporary bifold and stacker door configurations, and prestige beachfront properties sitting within a few hundred metres of some of the most exposed salt air on the Queensland coast.
The combination of ocean-facing aspect, prevailing sea breezes, and midge pressure along the beach and creek edges means that inferior components simply don’t last here. Palm Beach, with its growing dining scene and increasingly contemporary housing stock, sits at the premium end of this coastal strip and the homes reflect it.
Currumbin Waters wraps around the lower tidal reaches and canals of Currumbin Creek, and like the canal suburbs further north it carries consistent midge and mosquito pressure from the waterways. Homes here are typically established, with covered alfresco areas and canal-facing outdoor living that homeowners want to use properly. Elanora, elevated around Pine Lake and set back from the coast, is more conventionally suburban but draws a good cross-section of family homes with standard alfresco and sliding door configurations that benefit from screening through the summer months.
Then there’s the valley country. Tallebudgera, Tallebudgera Valley, Currumbin Valley, and Bonogin are a different world from the coastal strip entirely: acreage properties, rainforest edges, creek systems, equestrian lots, and eco-retreats where the lush green surroundings that make these places so appealing also generate serious mosquito pressure from November through to April.
Homes in the valleys tend to be older and more varied in configuration: wide north-facing verandahs, French doors and louvred openings on original homesteads, larger contemporary builds designed to draw in the rainforest views. Salt air is not the concern out here. What these homeowners want is to be able to sit outside in the evenings without abandoning the verandah by 6pm.

Gold Coast Hinterland
The hinterland is where the screening conversation shifts entirely. There’s no salt air to worry about, no coastal midge pressure, no high-rise balcony configurations. What there is, in abundance, is some of the most beautiful outdoor living in South East Queensland, and some of the most determined insect populations in the region to go with it!
On the Tamborine Mountain plateau, homes range from long-established timber retreats and older Queenslander-style properties with wide covered verandahs to newer contemporary builds designed to frame the rainforest and valley views. The verandah, in one form or another, is central to almost every home up here, and the moisture-laden air that comes with living inside or alongside a World Heritage rainforest environment creates year-round conditions that mosquitoes and other insects thrive in.
Springbrook sits at higher altitude again, with a smaller, more tightly settled community of properties that are often deeply embedded in the forest itself. The homes here tend to be older, characterful, and built with outdoor living in mind, but the insect pressure from the surrounding national park environment can make that outdoor living difficult without proper screening. Beechmont and Lower Beechmont, along the ridge above Hinze Dam, offer sweeping views across the coastal skyline and a quieter residential character than the more visited parts of the mountain.
Down in the valleys, Numinbah Valley, Neranwood, Austinville, and the localities around Natural Bridge represent the most secluded properties we service. These are heavily forested, creek-fed environments where the insect pressure is at its most consistent and most intense. Homeowners in the valleys have often tried everything before looking at screening properly, and the wide verandahs and older door configurations on many of these properties require a flexible approach to installation. Standard builder-spec frames are not the norm out here; older joinery, non-standard reveals, and verandah posts in unconventional positions are all part of the job.
The foothills communities of Mount Nathan, Clagiraba, Cedar Creek, Canungra, and Advancetown sit at the transition between the hinterland and the suburban fringe. Housing here is typically rural residential acreage, newer than the deep valley properties but still with the creek lines, rock pool surrounds, and natural water features that make for beautiful properties and busy mosquito seasons. Canungra, as the western gateway to Lamington National Park, draws a mix of long-term rural residents and newer lifestyle buyers, both of whom tend to have covered outdoor areas they’d like to use more comfortably than the warmer months currently allow.

Hello my name’s Kevin,
I’m proud to present the slimline panorama screen from Intelliscreens.
There’s several points to consider when it comes to screening large open spaces.
The first point to consider is whether or not the screening solution interferes with the effects of your existing door configurations. The second point is whether or not it’s possible to screen a large opening in a single span, and the third point is whether or not the screening solution is easy to operate by all members of the family be it young or old.
The fourth point is whether the screening solution is stylish enough to match your interior and furniture and lastly the most important point is how cost-effective is the solution.
So let’s go over a few points of detail.
I’m happy to say that the slimline panorama screen is totally independent of the existing door configuration whether BiFolds or French doors etc. They can be easily configured to sit in front of your screens, and with the slimline panorama screen, you can easily span openings over five meters in one span. There’s no other screen that does that. The one big advantage of a single-span screening is that you get uninterrupted views as a bonus!
The slimline panorama is one of the most user-friendly screening solutions – it can be operated by the young and the elderly comfortably. The panorama keeps perfectly vertical and levelled irrespective of whether it’s pulled from the top or the middle or the bottom of the screen.
The screen is really slim at 32 millimetres and beautifully designed to match the interior and decor and your furniture – there’s no bulky cassettes or multiple panels only one slimline pleated screen stretching from one end to the other.
Lastly, the slimline panorama screen is a cost-effective solution for screening large openings primarily because it involves only one stretch of quality pleated mesh as opposed to conventional screening solutions involving two or more panels.
